Grafton Manor Wing is a 17th Century Cotswold stone farmhouse set within 320 acres of fabulous Oxfordshire countryside and the Upper Thames Valley. A period property with beams throughout, the cottage is surrounded by a beautiful garden with a large lawn stretching down to a small stream. The accommodation, which is 3 Star standard, is totally self-contained with its own front and rear entrances. There is a secluded private garden to the rear of the property with a swing and holiday visitors can use any part of the garden.

Entrance hall with staircase.
Cloakroom with WC and washbasin.
Sitting Room, a spacious, comfortable room with a large sofa and armchairs and inglenook fireplace with wood burning stove. TV with DVD and Freeview digital box.
Large Kitchen / Dining room with pine table to seat six, welsh dresser, electric cooker with oven, hob, microwave, fridge/freezer, washing machine and tumble dryer. Large Bathroom has bath with overhead shower, WC and washbasin.

Upstairs:
Three good sized bedrooms.
Bedroom One
with double bed.
Bedroom Two with twin beds with washbasin.
Bedroom Three with single bed. Seperate WC. An extra folding bed can be provided for a 6th person*.

Central heating & electricity metered payable to owner. Telephone. Cot & High Chair available. Ample parking. *Extra person at £40 per week.

The River Thames is just half a mile away wher you can hire boats*. Other activities such as riding and tennis are nearby. Locally, there are several good pubs 'The Trout' at Lechlade, 'The Swan' at Southrop and 'The Tavern' at Clanfield. The popular attraction Kelmscott Manor www.kelmscottmanor.co.uk home of William Morris, is very close by; as are Buscot Park, Coleshill and the Cotswold Wildlife Park.
* The River Thames is the only river in England which has locks, run by local families keeping the river clear and safe.
