Lawrence House is a spacious and very welcoming property at the Cotswolds Lakes that certainly excites us here! The property, which is located in a quiet corner of the Lower Mill Village, is a detached home sitting on the banks of a River Thames tributary with views looking towards the lakes beyond. In fact the owner tells us if you like to fish, you can't be better situated - fishing on your own private lake!! This particular holiday cottage has many positive elements as well as its location but in particular it has access to a large and private garden area which sits overlooking the lake and which is exclusive to guests in this cottage! Internally, the owner has maintained the cottage to a high standard and provides a contemporary holiday home ideal for families or small groups alike. Naturally the outdoor facilities, including the outdoor heated pool and tennis court not to mention the endless walks and cycle rides make this a very desirable cottage. This can of course be booked with other cottages located nearby within the Lower Mill Village.

ACCOMMODATION

Entrance through to hallway with cloakroom and oak flooring throughout the ground floor..
Living / Dining Room, a lovely large and open plan room, leading to kitchen.
Kitchen, fully equipped with 4 ring electric cooker, single oven, large fridge and freezer, plus additional fridge, dishwasher, and microwave.
Living / Dining Room with two large sofas, wood burning stove, large TV with freeview, DVd and video, plus doors to terrace area.
Dining Area with table and chairs for six people (plus one if required)
Utility Room with washing machine.

Cloakroom with WC and washbasin, plus hooks etc for coats.

Upstairs
Master Bedroom with double bed, wardrobe, doors to balcony overlooking lake beyond, plus Ensuite Shower Room with shower, WC and washbasin
Bedroom Two with single bed, hanging space and chest of drawers
Bedroom Three with double bed, hanging space and chest of drawers
Family Bathroom with bath, handheld shower, WC and washbasin
Bedroom Four with single bed plus extra 'top-bunk' bed for additional person (£40 per week or per stay), wardrobe with doors to balcony plus Ensuite Shower Room with shower, WC and washbasin.

Outside
From the living room there is a covered terrace area sitting next to the river. This has table and chairs plus various plant pots. Across the lane (and accessed via the main entrance bridge) there is a private garden for use only by the guests of this property, please ask for details. This has direct access to the lake and also has chairs and a table.

Heating & Electricity Included all year (please note underfloor heating on ground floor). Cot and High Chair available.
